What is the difference between a Conveyancer and a Solicitor?

If you are buying or selling a property in England or Wales you will need a property lawyer to act on your behalf, as regulations and insurance make it almost impossible to carry out your own conveyancing. You can choose either a Solicitor or a Licenced Conveyancer to act on your behalf.

But what is the difference between a Solicitor and a Licenced Conveyancer?

Solicitors are often not specialists in conveyancing and undertake other work such a matrimonial work or personal injury work. Because of their other work they can be at Court or out of the office, which can mean that as a client getting in touch with them can be difficult. They are regulated by the Solicitors Regulatory Authority and will be members of the Law Society Quality Standard which places them on an equal footing to Licensed Conveyancers.

Licensed Conveyancers are specialist property lawyers.  All Licensed Conveyancers are office based which means as a client you can get in touch with them at all times. They are regulated by the Council for Licensed Conveyancers. Most Licenced Conveyancers only take on residential conveyancing work, but some like Peter Robinson & Co. undertake commercial property and probate work too.

As both Conveyancers and Solicitors are fully regulated and insured they often operate to very similar conveyancing practices and procedures, so it is up to you whether you choose a Solicitor or a Licenced Conveyancer. Just make your decision carefully, to ensure you get the best possible service as you undertake one of the largest financial transactions you will ever make.
