New Year, New Home? 10 Tips For Buying a House

As we enter the New Year many people will be thinking of moving home or stepping onto the property ladder for the first time.

Here are our top ten tips for anyone who is looking to move house in 2016:

  1. Work out what you can afford:

It’s not just the deposit you need when buying a property.

You need to budget for a Conveyancing solicitor, a house survey, and removal costs and possibly Stamp duty.

Always shop around and get several quotes when looking for Solicitors, Surveyors and removal firms to ensure you get the best value.

Don’t forget to include the cost of new furniture or white goods into your budget too.

 

  1. Apply for a mortgage:

If you apply for a mortgage the lender will give you a written confirmation of how much they are prepared to lend you. This is known as an ‘Agreement in Principle’ and it will give you an indication of the maximum budget for your house search. It may also give you an advantage over other buyers when you make an offer because you have finance in place to proceed with the purchase.

 

  1. Know the terminology:

Particularly if you are a first time buyer, it’s important to know what the various terms used when buying a house mean. Look at some of the previous blogs written on this site.

 

  1. Sell before you buy:

It is always wise to sell or at least have your house on the market before you start looking, otherwise you could be disappointed when your dream hone is snapped up by someone else.

 

  1. Location, location, location:

Before you settle on an area check out the local neighbourhood by walking around, look at the local amenities, chat to locals and check out the schools also look at local government planning sites on the internet to see if there are any major developments planned in the area that could affect property prices in the future.
