Once the contracts are exchanged, there is no going back and the transaction between the two parties become legally binding. While the legal process is being carried out, it’s a good idea to get ahead of the game and prepare as much as possible for the required completion date.
Take a look at our top tips for ensuring your move goes as smoothly as possible once contracts have been exchanged…
1 – Avoid same day exchange & complete
Most house sales involve a chain of people moving, and if one person changes their mind then it could spell disaster for your plans. Most people now complete within 14 days of exchange.
2 – Pack early
Try and tackle packing as soon as possible after exchange of contracts to save any last minute panic. Pack a few boxes each night, ensuring you carefully label, wrap and pack all items – it will pay dividends on moving day.
3 – Plan your removal
Gather estimates for a removal but don’t commit until you’ve got the green light from your conveyancing solicitor. A professional removal service will save you a lot of valuable time and hassle on moving day. Ask friends and family for a recommendation before you book well in advance.
4 – Inform your suppliers
Telling your suppliers that you’re moving is best avoided at the last minute.
It’s important you don’t forget to inform:
- Gas, electric, water company
- Phone company
- Satellite and cable supplier
- Debit/credit card companies
- Insurance company
5 – Keys
Keys usually get handed over by the estate agent on the completion date. Once you receive the keys, this completes the purchase of the property.
