When is The Best Time to Sell a House?

There are all sorts of myths about the best time to sell your house, from quick sales in autumn, to an enhanced asking prices in spring. It’s important to find the most appropriate time to sell in order to secure the maximum sale price for your property, so we bring you a short guide on choosing the best.

Selling a house in spring

Spring is often said to be the best time of year to sell a house. The spring indicates a fresh start and new beginnings. Your home will look much more appealing in the light and mild weather, with the sun shining and the garden in bloom.

It is also a good time to think about selling because your potential buyers won’t be away for the summer holidays or busy preparing for Christmas celebrations.

Selling a house in autumn

Autumn can also be a great time to sell. If the weather is still decent then your home will continue to benefit, and there are no major holidays to contend with. However, its advisable not to leave it too late as the closer to Christmas it gets, the less likely people will be to think about moving. It is one of the seasons where maximum house sales take place and your chances of getting a good quick sale are also higher.

Selling a house in summer

Although the climate should be at its best, summer has never been the best time to sell a home. It’s unlikely that people will be spending the season house hunting, as families are often away on holiday or preoccupied by entertaining their children during school holidays. If your home is not on the market by early July you’ll be putting yourself at a disadvantage.

Selling a house in winter

Winter is definitely not the ideal time to sell. The climate is at its lowest and may leave potential buyers unable to see the exterior and surroundings of your home clearly. Most people prefer to spend Christmas and New Year with family, and we would actively discourage anyone trying to sell a house until at least the of December.

You’ll put your sale in a much better position if you wait until after the New Year, when people are more likely to be thinking about the year ahead.
